    Why new development companies matter to finance brokers

    Property developers commonly set up a separate company for each site. The new company is created just before the purchase and the build, and it is the borrower on the facility. That means a development company appears on the public register before the finance has been arranged. For a broker, that is the earliest visible sign that a project may be coming.

    The economics reward being early and well informed. Percentage-fee brokers charge around 0.5% to 1.5% of the gross loan, and lender procuration fees are typically 0.5% to 1% (FD Commercial, bridging loan broker fees guide). On a development facility that is a meaningful fee for one introduction, and the developer may come back for the next site.

    The signal also helps with positioning. A broker who writes to a developer around the time a new company is formed, with a clear view of the type of project and the lenders who fund it, looks organised rather than opportunistic.

    What a new development company signal means

    The signal tells you that a company registered for construction or development activity has just appeared on the register. Each match carries the registration date, the registered office and, where listed, a named director. The information comes from Companies House and other official public records.

    Because developer companies often grow through later filings, a company that appears here can later show signs of growth as further public records arrive. For now, the useful moment is the start.

    What it does not mean

    A new development company is not the same as a live project. Plenty of companies are formed speculatively, held back, or never used. It does not tell you whether land has been bought, whether planning permission exists, or whether a lender is already involved. You will not see the loan itself on this page.

    It also does not tell you the scale of the project. A one-house builder and a multi-site developer can look alike at registration. Your first letter should ask about the project rather than assume its size.

    How to use it
