    Why new property SPVs matter to buy-to-let brokers

    Many landlords now hold property through a limited company, usually a special purpose vehicle created for one purchase or one portfolio. The company comes first. The mortgage comes second. That order is the whole opportunity: the SPV appears on the public register before a lender has been chosen, which means there is a window in which a broker who writes to the director is early rather than late.

    Portfolio landlords tend to repeat the pattern. A director who has formed one property company may well form another for the next acquisition, so a first contact can become a recurring relationship. That makes a new SPV a better prospect than its single transaction suggests.

    We have not found a reliable published figure for typical broker fees on SPV buy-to-let, so we do not quote one here. What we can say is that the main competitor lists on the market sell general newly formed company data (NewCo Data and Mobunti are two examples) and do not target this buyer. If you broker limited-company buy-to-let, you are working a niche that other list sellers have not packaged.

    What a new property company signal means

    The signal tells you that a company with a property-related activity has just been registered at Companies House. Each match carries the registration date, the registered office and, where the record lists one, a named director. The data comes from Companies House and other official public records, and it is dated by the registration itself, so you can see how recent the company is before you decide to write.

    Because you choose the area, you can focus on the regions where you or your lender panel are strongest rather than receiving every property company in the country.

    What it does not mean

    A new company is not necessarily a trading business. Many are holding vehicles, set up in advance of a purchase that has not yet happened, and some never trade at all. A new property SPV does not mean a purchase is under way, and it does not mean the director has decided to borrow. Write as someone offering to be ready when the time comes, not as someone who assumes a deal is live.

    It also does not tell you the company's financing arrangements. Whether a lender is involved is not visible at this stage.

    How to use it

    • Set an alert. Save a search for new property companies in your target regions and receive matches by email as they appear.
    • Filter by area. Limit the list to the regions you cover, so each letter or email can mention a local angle.
    • Reach by post or corporate email. A registered address is always available for a letter. Limited companies can be emailed as corporate subscribers if you identify yourself clearly and offer an opt-out. Sole traders and ordinary partnerships need consent. Screen calls against the TPS and CTPS.
    • Mind your own regulation. Mortgage broking is regulated. NewcoSignal is a data tool, not a financial promotion, and the register does not clear any particular approach. Your own outreach must meet FCA rules, so have your promotions checked in the usual way. We do not describe how limited-company buy-to-let is regulated, and you should not rely on this page for that.
